The Sacramento rental market has evolved to where most tenants are now paying all the utilities including water, sewer and garbage. Tenants have many options to help them conserve on all theri utilities. Some of the things to do will need the landlords cooperation. Here are somethings the tenat can do themselves and ask the landlord to help.
Tenants can focus on three things:
First, check toilets to reveal any silent leaks. Easy-to-fix household leaks can waste enough water each year to fill a backyard swimming pool. Just add a few drops of food coloring to the toilet tank and wait 10 minutes before flushing. If dye appears in the toilet bowl, your toilet has a leak. If you find a leak, visit www.epa.gov/watersense/fixaleak for do-it-yourself repair tips or contact a plumbing professional.
Second, if you don’t have them already, twist an aerator onto each bathroom faucet to save water without noticing a difference in flow. Faucet aerators cost as little as a few dollars and can save a household more than 500 gallons each year—enough to do 14 loads of laundry. For confidence that an aerator will have your faucet using 30 percent less water while still flowing with force, look for the WaterSense label, which is only awarded to products independently tested and certified to meet EPA’s water efficiency and performance criteria.
Third, replace your old showerhead with a WaterSense labeled model, which helps you shrink your water footprint while still enjoying a satisfying shower. Making this switch not only reduces a household’s water use by 2,300 gallons annually but also saves enough energy from heating less water to power a television for a year. Accompanying savings on utility bills are an added bonus.
Lastley the city of Sacramento can play an important part is education on water conservation.

When you’re looking to hire a property management company, it may seem they all look alike . There are a lot of differences so make sure you look closely. Here are few things that Home Showings Property Management does to try and separate them from the pack.
We are local and our property managers are local so we can handle issues quickly.
We can do quarterly property visits. Every quarter, we get inside the property and take a look around so we can be sure the tenant is taking good care of the property. We check air filters, and look for red flags such as unauthorized pets and residents, evidence of smoking, and other lease violations.
We have a flexible fee schedule. We understand different landlords have different budgets, needs, and goals. So, we provide options, and you’ll find one that fits for you.
There are no long term contracts. We want to earn your trust and confidence every month, so we sign a month to month agreement with you. There is never a fee to cancel our agreements.
We do advanced tenant screening. Every property manager will screen to put the right tenant in your property. We go a few steps further by asking for a pet selfie, checking social media posts, and asking landlord references tricky questions to ensure we’re talking to a real landlord.
If you have any questions about how we can serve your rental property or anything else about property management in Elk Grove or Sacramento, please contact us at Elk Grove Property Management.
Labor day weekend has arrived and many Elk Grove citizens will be enjoying the last 3 day weekend summer holiday. One of the things I like best about Elk Grove is all the parks in the Elk Grove neighborhoods. These parks are maintained by the CSD the Consumnes Community Service District and they do a great job.
Here are some nice parks to visit if you live in East Elk Grove. East Elk Grove near Tributary Point and East Park home developments have two great parks to visit. David Simpson park at 9565 Crisswell Dr right next to Edna Batey school and Derr-Okamoto off Mainline.
David Simpson park has 7.8 acres of amenities to relax and enjoy the day.
Picnic Areas (first come, first served)
Tennis Courts/Pickleball Courts
One of my favorite East Elk Grove parks is Derr-Okamoto located at 9550 Mainline Drive. This park is 21 acres and filled with amenities like, skate board park, water park, and a great walking path.
The abandon mega mall that was being built in near interstate 99 in Elk Grove is getting a lot of attention these days. Dave and Busters is the latest possible tenants in the new propeed center. This will be a great addition to the Elk Grove entertainment scene and I look forward to it. Read More Here.
Elk Grove residents can finally see the transformation of the CSD building on Elk Grove Blvd. On February 20th 2015 the building had suffered severe fire damage. This is a landmark building and it was important to restaure as much to the original look as possible.
When you drive down Elk Grove Blvd be sure to take a look and see how much progress has been done. Its long renovation is long overdue and many other businesses have opened on Elk Grove Blvd while this building had sat vacant and idle since 2015.
Construction is almost complete and the CSD building will reopen and start to serve the residents of Elk Grove..
Come Explore the Newest Sushi Restaurant in Elk Grove. If you love Sushi then you can never get enough of good Sushi. Elk Grove has added a new Sushi restaurant. The name is Miyabi Sushi Bar And Grill and its location is 2513 W. Taron Court, Ste. 120.
I’m looking forward to trying this out after a day of showing properties.
